Lease-up Only
Lease-up Only:
A) For Rental Contract of one to seven months shall be 1/2 of one month's rent.
B) For Rental Contracts over seven and up to, and including, twenty three month's shall be equal to one full month's rent.
C) For Rental Contracts over twenty three months shall be one and one half month's rent. In this case, commissions equal to one month's rent shall be due and payable upon the tenant's move in. The balance of the commission due, (one half of one month's rent), shall be due and payable from the 2nd month's rent.
Payable to CityGate Real Estate Services, LLC.
*Security Deposits are kept in owner's escrow account at their bank of choice.
Our services include: Marketing your property as we do our "for sale" properties on MLS and CraigsList, finding the very best client for your property by checking their criminal background and credit before approval through a very thorough application, approving them through you for final word, sending both client and tenant all agreed lease paperwork and having copies sent to both parties for their records, collection of security deposit at signing of lease. Finally, on move-in day, we collect first months rent and we do a thorough check of the property before we give them the keys to the property and all other miscellaneous items for garages, condo parking, etc.

Full Service Property Management
Following the Commission structure for the Lease-up services, those commissions are collected and 8% of monthly lease is due upon the lease of the unit on move in day to CityGate Real Estate Services, LLC. Every month after the first month is 8% of monthly rent taken out of received monthly check from tenant and handled through our Bookkeeper, Terye. The remaining rental amount is sent to the Owner by (1) mail, or (2) automatic deposit into your checking account.
*Security deposits are deposited into CityGate Real Estate Services' escrow account if full service is selected.
Our Services include: "Lease-up Only" services in addition to collecting of monthly rent on time, management of repairs for your residence, monthly check-ups on tenants for any questions or concerns. When lease term is over, we go in for a final visual checkup of unit and make immediate decision for what needs to be deducted from security deposit for any damage done or cleaning to be done. We return all keys, key fobs, parking passes, etc to the owner of Move Out Day.
