Here at Doro Taylor Realty we really try to be involved in every step of the way, almost like a good friend. We know that buyers have many resources to search for homes that are for sale. Not only that, your house is competing against other homes on the market. Our goal for you, as our client, our friend, is to sell your home at the highest price possible, in the shortest amount of time possible keeping the inconveniences at bay.

 

BEFORE YOU LIST YOUR HOME FOR SALE

1.)  Once you have decided to sell your home, we will preview the home and verify square footage and document all of its features, updates, neighborhood information, and all positive as well as the negative aspects of the home.

 

2.) Gathering the data from above and comparing it to other homes that have sold in the same neighborhood and/or area, we will provide a Comparative Market Analysis for you to help determine a fair asking price for your home. We will help you determine other factors that may affect the sale of your home such as the financial market, economy, location, inspections, your neighbors (believe it or not), schools, etc. During this appt, we will also explain the Listing Agreement, its addenda and the sales process.

 

3.) After you have determined the asking price of your home we will start the "pre-marketing" process. This involves accentuating the positive and taking care of potential objections up front. If there are any repairs or maintenance that needs to be done in order to improve marketability we will help you arrange for these items to be taken care of.

 

4.) We will help you stage your home for maximum showing appeal. It may be as simple as "de-cluttering" a room or closet, or it may involve a Professional Stager for your home to sale, at no additional cost to you!

 

5.) At this time we will take interior and exterior photographs of your home and any photographs of neighborhood amenities for our marketing material.

 

PUTTING YOUR HOUSE ON THE MARKET

1.) We will enter your home into the Triangle Multiple Listing Service (MLS) and submit photos of the interior and exterior with detailed explanations of each picture to provide even more detail of the space captured.

 

2.) A "For Sale" sign with our office contact number will be placed in the yard and a security lock box will be installed on the front door.

 

3.) A Flyer Box will accompany the yard sign stocked full of the MLS Buyer sheet for any prospects driving by who are curious about this listing.

 

4.) Within 24 hours your home will be a Featured Property on our office website with multiple photos and detailed information. Any Schedule open houses will be advertised, as well as informational links to the community, schools, Wake County and Raleigh Government, and other activities that may be of interest to a potential buyer outside of the Triangle area.

 

5.) At Doro Taylor Realty, located at 404 Glenwood, we will display a large image of your house on the plasma big screen TV facing one of the busiest downtown streets in Raleigh! This will be a great way to get some "face time" with potential buyers.

 

6.) Within 48 hours we will have a "Home Information Book" in the home which provides further information about the property, if available. Including but not limited to: Copy of the survey, the NC Residential Disclosure, Information on Schools, taxes, transportation, and any special features of the home.

 

7.) An ad will be submitted in the News and Observer as a paper advertisement and also a web page advertisement outlining the great features of your home including a full color photo and our contact information.

 

8.) We will arrange for other agents in the office to tour your home as soon as possible and provide you with your feedback. We will review those comments and take care of the items that truly make a difference in a showing.

 

9.) We will mail "Just Listed" cards with a large color photo and brief overview of the home to the target market that makes the best sense for your home and area within 2 weeks.

 

10.) The more agents that know about your home, the more likely someone will have a buyer that will be interested. We will email top agents in the target area and provide them with a direct link to your listing. All they have to do is click on the link and view your listing INSTANTLY!

 

11.) Triangle MLS has just recently upgraded to a newer version giving us a resource locating all potential buyers through other realtors representing them and their search criteria. This is called "Reverse Prospecting". Every week this search will be calculated and any new buyer agent clients located will receive an email with a link to your listing providing all the information they will need just in case they are serious and want to write an offer.
